At $5 per square foot, an old lawn can begin to look less like grass and more like a pile of cash. Before you reach for the shovel, look up at the tree standing in the middle of it.

SNWA requires homeowners to apply for the Water Smart Landscapes rebate before removing or killing any turf. An inspector must see living grass and working irrigation first. Skip that visit and the rebate can disappear before the lawn does.

The tree deserves the same advance planning. A mature ash, pine or mulberry may have spent twenty years drinking from sprinklers spread across the lawn. Remove the grass and you also remove the broad watering and cooler soil that helped its roots survive our summers. A pair of drip emitters beside the trunk will not replace that overnight.

SNWA recommends converting during cooler weather, keeping heavy equipment away from the root zone and extending drip irrigation beneath the canopy. That may mean running a wide ring of dripline, leaving room around the trunk and protecting roots while the new plants go in.

Take the rebate. Lose the thirsty grass. Just do not sacrifice the best patch of shade on the property in the process. The best conversion ends with a smaller water bill and the same beautiful tree.

WSKY Centennial is now open. The former Born and Raised space at 6470 Kevin Way, Suite 100, is serving again. The official site does not give an original opening date, so Sept. 1 is not treated as one here. Its Kickoff Weekend is next week, Sept. 10-13, with football drink specials starting at $1.95, extended happy hour during select games, radio Thursday, DJs Friday and Saturday, and game-day activities Sunday.

Sixty more homes move forward near Radley and Puli. The City Council approved Monterra Unit 2, a proposed 60-lot single-family subdivision north of Radley Avenue and about 970 feet west of Puli Road, subject to conditions. The vote moves another piece of the far northwest growth corridor from map to project; the conditions and later construction schedule will determine the practical effect for nearby drivers and residents.

The Oso Blanca tavern decision waits until Sept. 8. A proposal at 7610 Oso Blanca Road would combine a two-story tavern, restricted gaming, rooftop dining and a 38-foot grain silo. The applicant is also asking to keep 55 parking spaces where 74 are required. City Council held the package until Sept. 8, so nothing was approved yet. Nearby residents have one more dated checkpoint before the city decides.
