Pet of the Week!

Meet Stetson, a Pembroke Welsh Corgi with one brown eye and one blue eye.
Good morning, Northwest.
The typical Las Vegas home sold for $470,000 in September, the same as a year ago, but more homes are sitting with no offer. We pulled the real sales numbers for homes, condos, northwest ZIP codes and apartments below. Then Tuesday through Thursday brings trunk-or-treats, pumpkin patches and two mild market nights.

Home Prices Hold at $470K as Sales Slow

The median existing single-family home in Southern Nevada sold for $470,000 in September. That is exactly where it was a year ago and $20,000 below the $490,000 record set in May and June, according to Las Vegas REALTORS. Condos and townhomes sold for a median $290,000, down 1.4% from last year and well under the $315,000 record from October 2024.
Fewer people are buying. LVR counted 2,169 existing homes, condos and townhomes sold in September. Single-family sales fell 7.4% from a year earlier, and condo and townhome sales fell 12.6%. By month end, 7,995 single-family homes were listed with no offer at all, up 6.6%, along with 2,796 condos and townhomes, up 7.3%.
Supply is the number to watch. LVR put September's sales pace at five months of supply, up from about four a year ago. Local agent Forrest Barbee told the Review-Journal the valley reached about 6.2 months in early October, the highest level since October 2022.
The newest weekly MLS read shows a small bounce. In the week ending Oct. 26, 524 properties went under contract, up from 482 the week before, as the average 30-year mortgage rate slipped from 7.40% to 7.32%. The month-to-date single-family median was $475,000, per Zahler Properties.
Closer to home, Redfin figures for the three months ending in September split by ZIP code. 89166, which takes in Skye Canyon, had a $505,000 median sale price, down 3.8% from last year, and 222 homes sold in September, up 34.7%. 89149 came in at $482,000, down 3.5%, and 89131 at $590,000, up 7.2%. Homes in all three ZIPs took 52 to 59 days to sell on average.
Apartment hunters hold even more cards. Rental platform Zumper told the Review-Journal that 43% of large Las Vegas apartment communities now offer at least a month of free rent, up from 14% in 2023 and second only to Denver. Nearly half of newly listed units, 49%, are still open after 30 days, and Zumper's median one-bedroom rent was $1,190 in June, down 1.6% from a year earlier.
What it means: buyers can ask for repairs, credits or a rate buydown instead of racing to outbid. Renters can ask what a free month works out to over the full lease. Sellers pricing off spring comps are competing with nearly 8,000 homes that have no offer yet.
